These Terms and Conditions govern your use of this website and the exterior cleaning services provided by Dream Clean Home Services LLC ("Dream Clean", "we", "us" or "our"), operating in Jacksonville, Florida. By using this website or booking work with us, you agree to these terms.
Services
Dream Clean provides exterior cleaning services, including house washing, paver sealing, roof washing, driveway and concrete cleaning, gutter cleaning and exterior window cleaning. We do not perform interior cleaning, roofing repair, gutter installation, painting or stucco repair.
Quotes and pricing
Prices shown on this website are starting points for a typical single story home and are not a final offer. The final price depends on square footage, height, access, the condition of the surface and the amount of buildup present. A quote given from photos is our best assessment of the information provided. If conditions at the property are materially different from what the photos showed, we will tell you before starting and you may accept the revised price or cancel at no cost.
Bundle pricing applies only when the bundled services are performed at the same property during the same visit.
Scheduling, access and weather
Work is scheduled by appointment. You are responsible for providing access to the property and to a working exterior water spigot, and for moving vehicles and personal items out of the work area. Exterior cleaning depends on weather. If rain, wind or temperature make the work unsafe or ineffective, we will reschedule at the earliest available date at no penalty to you.
Property condition
You confirm that the surfaces to be cleaned are in sound condition. Cleaning can reveal pre-existing conditions that were hidden by dirt or growth, such as failing paint, damaged siding, deteriorated caulking, loose mortar, rotted wood or previously repaired areas. Dream Clean is not responsible for pre-existing damage or for conditions revealed by cleaning. If we see a condition that concerns us before starting, we will tell you and let you decide.
Please close all windows and doors and inform us of any known leaks, open vents, damaged screens or exterior electrical issues before work begins.
Landscaping
We take standard precautions to protect landscaping, including saturating beds with water before and after cleaning. Plants that are already stressed, diseased or newly planted may still react. Tell us in advance about sensitive or specimen plantings so we can plan around them.
Results
Cleaning removes dirt, organic growth and surface staining. Some stains penetrate the material itself, including deep oil in concrete, rust bonded into the surface, and mineral etching in glass. Those may lighten rather than disappear. We will tell you when we believe a stain is permanent before you pay for work aimed at it.
After a roof soft wash, remaining discoloration continues to fade over the following weeks as rain rinses the dead growth away. This is expected and is part of how the method works.
Payment
Payment is due on completion unless agreed otherwise in writing. We accept Zelle, Venmo, Cash App, Credit card, Debit card, Cash, Check. Returned payments may incur a fee equal to any charge passed on to us by our bank.
Cancellations
You may cancel or reschedule at any time before the crew arrives at no charge. We ask for as much notice as you can give. We reserve the right to decline or discontinue work at a property where conditions are unsafe.
Disclaimer of warranties
This website and its content are provided on an "as is" and "as available" basis. To the fullest extent permitted by Florida law, Dream Clean disclaims all warranties of any kind, whether express or implied, including any implied warranty of merchantability, fitness for a particular purpose and non-infringement, with respect to this website. We do not warrant that the website will be uninterrupted, error free or free of harmful components, and we make no warranty as to the accuracy or completeness of information published here. Nothing on this website creates a warranty or guarantee of any particular result from services performed.
Limitation of liability
To the fullest extent permitted by law, Dream Clean is not liable for indirect, incidental, special, consequential or punitive damages arising from the use of this website or from services performed. Our total liability in connection with any job is limited to the amount paid for that job.
Photography
We may photograph completed work for our own records. We will ask for your permission before using any photo of your property in marketing materials.
Intellectual property
The content, layout and graphics on this website are the property of Dream Clean Home Services LLC or its licensors, and may not be copied or reused without written permission.
Governing law
These terms are governed by the laws of the State of Florida, without regard to conflict of law principles. Any dispute will be brought in the state or federal courts located in Duval County, Florida.
Changes
We may update these terms from time to time. The date at the top shows the most recent revision. Continued use of the website after a change means you accept the updated terms.
